I have over 25 years experience in real estate sales, management, marketing and decorating/landscape design for new home model complexes. I have worked as the marketing manager for Austin Title Company, Broker Relations Coordinator for Sun City Georgetown, designed, decorated, and landscaped model home complexes for five years, managed the maintenance department for 18 model home complexes, sold new homes for over 12 years and the remaining part of my career has been dedicated to marketing builders and residential re-sale. 

I am a self-motivated, extremely detail, and goal oriented personal. Through my years of experience, I have become very knowledgeable in the building business, finance, contracts, negotiating, home design, landscape design, and marketing. As a salesperson I have received numerous awards for being the top producing sales person and have remained so through out my career.

Duties included budgets, development of new marketing materials, graphic design management and training of staff, increasing market share in the Austin, Bastrop, Georgetown, and Round Rock markets. While there the company's market share increased by 18% in 2001 and remained steady in 2002.

I sold new homes prices ranges from $90's - $350,000. My last year working for Lewis Homes I sold 216 homes, my closed volume was in excess of $14,000,000. I was always in the top 3 producers. This company averaged building 1800 homes per year. As a new home salesperson you were not only responsible for sales but seeing that all options were chosen, decorating with the customers, meeting on a weekly basis with the construction superintendent, and tracking all loans

For three years I ran the Model Homes Department for the largest new home builder in Las Vegas. When I began the position there were 8 model home complexes, when I left there were 18. My duties included working with interior decorators to design the model home complexes, designing the exterior color schemes for the models, and working with the landscape architect to design the landscaping. I was in charge of all installation. I also hired and trained 5 people to do the maintenance on the model complexes.

Duties include design and decorating of models, working with the architects to develop floor plans, and installation, sales of the new homes, home interior decorating with customers, loan tracking, making sure all options were installed in the homes, walk thru's, and closings.

I sold residential resale home, farm & ranch land, commercial land, and represented 7 new custom home builder. As a sales agent, I was one of the top 5 of the company each year. I also became a 25% owner of this company and it became the largest real estate firm in Austin until we sold it in 1987. While working with the builders that I represented, I found the land, worked with the architect to develop the correct floor plans, did the market study as to what floor plan to build, what standard features to include, and did much of the decorating.

Accepting An Offer >Know Your Price Range

As a homebuyer, you may have found the perfect new house for your growing family, but what if it is a little out of your price range? You might list your current home for more than it is worth and be lucky enough to find a qualified buyer who is willing to pay the price, but it is impossible to know in advance what your home will sell for.

If you want to sell your home quickly, have a frank and detailed conversation with your real estate agent to determine the best price for the house. Setting your price within 5% of the fair market value of your home greatly increases your chances of getting solid offers that will result in a relatively quick sale.

Don't buy and sell so close to your target amount that you become anxious when the numbers don't meet your expectations. There may be other approaches, such as adjustable rate mortgages or owner financing, to increase your buying power and get you into that new home. When you are selling one home and buying another, you will need more than good luck. You will need a highly professional and experienced real estate agent who can give you solid advice on how to make the transaction work for your particular requirements.
